What Is Rate Spread (Basis Points)?

Definition

1bp = 0.01%. The spread in your mortgage contract is fixed for the term — only LPR itself moves. Choosing floating vs fixed is a bet on future LPR direction.

Formula

Rate = LPR + fixed spread

Worked Example

Contract “LPR+30bp” at LPR 3.5% gives 3.8%; if LPR falls to 3.3%, rate becomes 3.6% at repricing.

Common Misconception

"The spread adjusts with the market" - it does not. The spread is a fixed contract term; only LPR can change monthly, and existing loans reprice just once a year.
