Equal payment keeps the monthly outlay constant (better for stable budgets); equal principal costs more early on but saves 10–20% total interest over 30 years. LPR repricing applies from your loan's repricing date — a rate cut does not lower your payment immediately.

Reading the table: the earlier you prepay, the more interest you kill — after only 12 payments a ¥200,000 lump sum saves the most, because early payments are mostly interest under equal-payment amortization. Choosing "shorten term" always saves more interest than "lower payment" for the same lump sum; "lower payment" wins when monthly cash flow is tight.
Rule of thumb: if your investment return is consistently below your mortgage rate, prepaying is a risk-free "return" at the mortgage rate; if you can beat the rate after tax and fees, keep the cash liquid.

Down payment: a larger down payment means a smaller loan and less interest, but keep 6–12 months of emergency funds after closing — renovation, furnishing and property fees arrive fast. Since 2024 the minimum down payment for first homes in most Chinese cities has been lowered to 15%, so the 15% row is realistic.
Term: 30 years minimizes the monthly payment (easier approval under income-to-debt rules) but maximizes total interest; 20 years cuts interest by roughly one third at a higher monthly. A common compromise: take 30 years for flexibility and prepay voluntarily when cash allows — you keep the option value.
Rate repricing: most commercial mortgages reprice on January 1 or the loan anniversary against the latest 5-year LPR. When LPR falls, your rate follows at the next repricing date without any action; housing-fund loans at 2.85% are usually the cheapest money you will ever borrow — use the fund loan quota first before commercial loans.

Same principal, same rate, same term: equal principal saves 95,223 in total interest — but the saving is earned with cash flow, not for free. Its first monthly runs 1,231 higher than the equal-payment line and only drops below it around month 148 (roughly 12 years in). If your early income can carry the front-load, equal principal is mathematically cheaper; if not, take 30 years of equal payment and prepay voluntarily — you keep the option value and land most of the same interest saving.

Only 30% of the principal moves from 3.45% commercial to a 2.85% housing-fund loan, yet the 30-year interest saving reaches 35,317 — the fund loan is a rate subsidy you apply for. Check your city's fund loan caps and your contribution base first; if the quota covers even half of the principal, the combined route is nearly always worth the extra paperwork.
